If you want the clients to have access to the LAN resources you should bridge te virtual hub to the LAN adapter.
However, then a dhcp server should be present.

Please try to turn on "DisableKernelModeSecureNat" option in VirtualHub Extended Option.
Kernel mode secure NAT can't forward packets to a network without default gateway.
